Back in Arizona and straight back to work! No rest for the weary…Go Team No Sleep!!
The new electric panels were installed on the back wall while I was away, but they are still waiting on both sides of the duplex to rewired before they will go live. So we’re still running off of the old boxes.

We did get a fair amount of wiring done today, but more on that later. The hardest working tile guys in Arizona wanted to work over the weekend so I tiredly let them in at 8am and tried to catch up on some organization and record keeping. They got a fair amount of tile done but still needed to come back on Monday to finish the grout, put a second coat of sealer on the saltillo tiles, and apply caulking grout (basically a more flexible type of grout that goes along the edges of a tiled surface where it meets another type of flooring or a wall).
I also got a call over the weekend from the property manager of our Triplex, which we will begin rehabbing in the next week or two, letting me know that with the “Cold Snap”, as Tab calls it, that was hitting here in Phoenix the old ailing HVAC unit on Unit C, the one we are planning to move into, finally kicked the bucket. I quickly called our asbestos-loving HVAC guys, got an excellent quote on a new 3 tonne unit with a Nest thermostat and wiring that could be installed the following day. Here you can see the crane dropping it in.

When today, Monday, did eventually roll around Scott “Super-Handy-Handyman-Guy” and the tile guys showed up bright and early to begin and then chaos ensued. While doing some rewiring I got several calls and texts from our property manager saying that the electrical system at the Triplex is all screwy that the fridge wasn’t working, sometimes the heater stops working then the stove was working and the fridge is working now. I contacted the HVAC guy and he happily went back to the house to investigate. He concluded that it should work now but that we will need to rewire because the gauge of wire is insufficient for everything to run at once. Back to rewiring and demoing the vent out of the kitchen in Unit A at the duplex then I get more text that it’s not working again and that the tenant is ok for today but that also the Nest thermostat wasn’t working. After a few more texts, the very attentive HVAC fellow said he would stop by the house on his way home from work.

The rest of the day was very productive and dirty. I had two different people come by, a contractor we discovered who was working on a remodel up the street came by to check out the house so he could give us a quote on drywall, exterior and interior paint. I’m very hopeful that his quote will come in where I’m hoping for the drywall. The second guy was a referral from the property manager of the Triplex for doing some block wall work. We want to add a block wall along the side of the house to give some privacy from the unattractive alley there and to fix the weird wall in the backyard that was build around a tree and significantly reduces our already tiny backyard. So after a great price quote, we booked the wall guy to start tomorrow to do the new wall, reconfigure the back wall, and install a gate for Unit A to the back.

I like the subway tile. The new fuse box made the back wall so much more organized. Crazy cat.
